By virtue of a certified copy of a decree to me directed from the Clerk of Whitley Superior Court of Whitley County, Indiana, in Cause No.: 92D01-1205-MF-130, wherein Wells Fargo Delaware Trust Company, N.A., as Trustee for Vericrest Opportunity Loan Trust 2010-NPL1, was Plaintiff, and Brian Bowers, Stephanie A. Puckett, was/were Defendant(s), requiring me to make the sum as provided for in said Decree with interest and cost, I will expose at public sale to the highest bidder, on the 13th day of February, 2014 at the hour of 2:00 P.M., or as soon thereafter as is possible, at 101 W. Market St., Columbia City, IN 46725, the fee simple of the whole body of Real Estate in Whitley County, Indiana. See Exhibit “A” EXHIBIT “A”
The following described real estate in WHITLEY County, in the State of Indiana: Commencing at a point Fifteen (15) feet North of the Northeast corner of Lot Number One (1) in George Fosler’s First Addition to the Town of Springfield, now called South Whitley; running thence West 170 feet; thence North 72 feet; thence East 170 feet; thence South 72 feet to the place of beginning. The above described tract also being more particularly described as follows, according to existing monuments found, to-wit: Part of the Northeast Quarter of Section 4, Township 30 North, Range 8 East, Whitley County, Indiana, more particularly described as follows, to-wit: Commencing at an iron pin found at the Northeast corner of Lot Number 1 in George Fosler’s First Addition to the Town of Springfield, now called South Whitley, Indiana; thence North 00 degrees 21 minutes West, on and along the Northerly projection the East line of said Lot Number 1, a distance of 17.6 feet (recorded 15 feet) to a point on the North line of an alley; thence South 90 degrees 00 minutes East, on and along the North line of said alley, a distance of 2.9 feet to an iron pin at the point of intersection with the West right-of-way line of Line Street, said point of intersection being the true point of beginning; thence North 90 degrees 00 minutes West, on and along the North line of said alley, a distance of 170.0 feet to an iron pin found; thence North 00 degrees 00 minutes East, on and along a line established by survey monuments found, a distance of 72.0 feet to an iron pin found; thence South 90 degrees 00 minutes East, a distance of 170.0 feet to an iron pin found on the West right-of-way line of said Line Street; thence South 00 degrees 00 minutes West, on and along said West right-of-way line, a distance of 72.0 feet to the true point of beginning, containing 0.28 acres of land, more or less, subject to all easements of record. Being the same premises conveyed to Stephanie A. Puckett and Brian Bowers by Quitclaim Deed dated June 14, 2004 and recorded August 5, 2004 in the Office of the Recorder of Deeds for Whitley County, Indiana, Instrument #2004080097.
